Just as the Spring sales season starts to heat up, housing affordability has improved. So, that’s according to Nationwide’s latest Health of Housing Markets Report.

The report found that U.S. home price appreciation is slowing. For instance, it’s mostly in response to mortgage rates. So, for the first time in a year, the report is forecasting a positive outlook for the national housing market.

Regionally, more than half of the performance rankings were positive. That’s an improvement from the last six months.

The 10 states with the most positive forecasts are:

Oklahoma
Iowa
South Carolina
New Jersey
Upstate New York
Texas
Illinois
Georgia
Nevada
Mississippi
